Data Storage:
We point out that for the purpose of a simpler booking process and for subsequent contract processing by the website, the name, e-mail, address and phone number of the person who makes the booking are stored.

The data provided by you are required to fulfill the contract or to carry out booking measures. Without this data, we cannot conclude the booking with you.

If not advancing with the booking process, the data stored with us will be deleted after 6 month. In the case of a booking, all data from the contractual relationship are stored until the expiry of the tax retention period (7 years). In case of subscribing our newsletter your name, email and country of residence are stored until unsubscription. Data processing takes place on the basis of the statutory provisions of Art. 6 Par. 1 lit a (consent) and / or lit b (necessary for fulfillment of the contract) of the GDPR.

AL: Local Accomodation

What is AL?
AL is a new regulation (since 27th of November 2014) for holiday rentals in Portugal. AL stands for “Alojamento Local”, which means Local Accommodation. It regulates the offer of private holiday homes, guesthouses and hostels. The AL regulations foresee heavy fines for publishing agents (e.g. booking platforms, private websites, etc.) and property owners alike who infringe those regulations.

What are the benefits if I rent a house with AL?
All our holiday homes are AL approved and therefore registered with the local municipality (Mafra) and with the Tourism of Portugal authority in order to guarantee the legality of ownership, construction license and accommodation license as well as the existence of electricity and gas installation certificates. AL holiday homes have to be equipped with fire extinguisher, first aid kit and other safety help and must have an official complaint book. AL holiday home owners are responsable to supply replacement homes in case of unavailability due to force major or overbooking.

Which risks do I run, if I rent a home without AL?
An unregistered private holiday home can be closed down or inhibited to host guests at any time by decision of the regulating authority. An unregistered home might promote nonexistent quality or not exist at all and result in the total loss of any payment you made.

All our holiday homes, resorts, hostels, guesthouses and surfcamps have an approved AL license !

Municipal Tourist Tax

Summary:
Starting from 1st of January 2019 the local townhall of Mafra is charging a Tourist Tax (similar to Lisbon and Porto) as by decree law 859-A/2018. This tax is mandatory for all guests, except children under 13 years and persons with disability of 60% or more. The tax is 2€/person/night (up to a maximum of 7 nights) during May to October and 1€ during all other months. This tax is not included in the rate and charged separately in cash at arrival. Who pays and who charges?
The municipal tourist tax is applied per night and per guest to all guests aged 13 and over, regardless of nationality or residence, up to a maximum of seven nights per stay. The collection and settlement of this overnight fee is incumbent on those who explore tourist developments and local accommodation establishments.

What is the tax value?
€2 in the high season and €1 in the low season: High Season from 1st of May to 31st of October; Low Season from 1st of November to 30th of April.

Who is exempt from paying?
Children under 13 years of age and people who are disabled to a degree of 60% or more. Supporting documents must be presented.

What will the revenue be used for?
The municipal tourist tax is intended to finance activities and investments related to tourism, such as tourist information and support measures, strengthening of the security of people and goods, maintenance works and improvements on various levels: urban, territorial, heritage and environmental protection of the public space. The creation of cultural, artistic andleisure facilities in the municipality of Mafra is also one of the uses of the tax income.
